What Kind of Manufactured Home Can I Finance?

You can finance any single wide or double wide mobile home we carry as long as your lender of choice approves it.

A chattel loan is a personal property loan that is different than a standard FHA mortgage for a site built home on a permanent foundation. If your mobile home is not fixed on a permanent foundation, you will need to apply for a chattel loan.

Chattel loans typically have shorter lending periods than traditional mortgages, and higher interest rates. 

This is often called “Land-in-Lieu” financing.

Some lenders may accept land as collateral for your loan, which often means “zero down” for the home, if you own the land you are placing the mobile home on.

Lenders will allow the purchaser to use all or a portion of the land equity instead (in-lieu) of a down payment, thereby reducing the cash down payment requirement.

There are different requirements and restrictions on a FHA manufactured home loan, including the approval of the home, retailer, and installation.

The loan terms on approved FHA manufactured home loans is typically 20 years for a single section home and 25 years on a multi-section home.

Down payment requirements and interest rates for FHA loans on mobile homes are much lower than conventional manufactured housing financing, which makes this an attractive financing option. 

The minimum home standards to qualify for an FHA-insured mortgage include:

  • Must have a floor area of at least 400 square feet

  • Must be classified and subject to taxation as real estate (which means you must place the home on land you own or also are purchasing together).

  • Home model must be built after the implementation of the HUD Code (June 15, 1976)

  • Home model must be built on and remain on a permanent chassis/foundation

  • Property placement must be above the 100-year return frequency flood elevation

The impact of high interest rates is definitely a reality right now for mobile home mortgage payments. Locking in a loan with current rates can mean a higher overall loan amount in the end, unless you can refinance when interest rates (hopefully!) drop in the future. 

As of now in 2026, interest rates are going down but remain higher than years prior. There is potential later in 2026 for rates to go down even further, but the high rates still affect mobile home financing estimates right now. 

You’ll want to weigh your options. If you wait for rates to go down, you’ll save money. But if you need a home now, you may have to just accept rates as they are and plan to refinance in the future.
